Why RWA oa exists.
Institutional-grade Australian commercial property has always been available to institutions. The obstacle for everyone else was rarely appetite or judgement. It was the ticket size, the introductions, and the absence of any structure that let a single asset be held by more than a handful of parties. RWA oa exists to remove that obstacle without removing the discipline that made the asset class worth owning in the first place.
So the platform is deliberately narrow. One asset per vehicle, with its own trust deed and its own place in the waterfall. Two structures, stated on the first line of every offering: secured debt with a fixed contractual return, or equity that owns the income, the profit and the appreciation. Wholesale investors only, verified before any offer document is provided. And a performance fee earned last, after investors have been paid in full, or not earned at all.

Institutional assets, measured entry
Single commercial assets and developments of a scale normally reserved for institutions, offered one vehicle at a time, from per-vehicle minimums starting at A$50,000.
One asset, one vehicle
No blind pools and no cross-collateralisation. Each property or development sits in its own trust with its own deed, so what you read is what you own.
A planned path to liquidity
Transfers between qualified wholesale investors are on the roadmap. Assume these are illiquid holdings: no market and no price is assured, and nothing in the underwriting depends on one.
