Meridian is a 24,000 sq m distribution facility in the Kemps Creek industrial precinct, twelve minutes from the M7 and inside the Western Sydney freight corridor. It is fully leased to a national 3PL operator on a 9.6-year term with 3.25% fixed annual reviews and no break option: the closest thing an industrial asset offers to a bond.
The trade-off is concentration: one tenant, one building, one covenant. A long lease with fixed reviews gives visibility on income and on the growth of it, but if that tenant fails, the income stops while the outgoings do not. The yield starts lower than the rest of the book precisely because the cash flow is more certain, not because the asset is safer in every respect.
